# PropFit > PropFit is a rental matching service, in early access in New York City and Orlando. Renters say what they need and owners publish what each home asks for; PropFit checks one against the other and explains each fit, criterion by criterion, in plain language. Matches are estimated qualification matches, not approvals: owners make the decision. ## What it does - For renters: checks you against what each home actually asks for (income, bedrooms and household, move-in date, total monthly cost) and tells you why, before you apply. Reasons, not a score. - For owners: publish rent, fees and criteria (chosen from a catalog) once, share a qualification link or QR code, and see which renters fit, criterion by criterion. A renter who doesn't fit one home can be offered another of the same owner's homes that does. - Owners make the final decision. PropFit does not decide who gets a home. - Covers apartments, houses and rooms for rent. Residential rentals only. ## Status - Markets: New York City and Orlando, in early access. - Waitlist: New York City (all five boroughs) and any other city start from the waitlist (https://propfit.co/waitlist); requests from renters and owners decide the next city. - The app is an early-access preview: listings and verification are in testing. Renters can check their fit without an account; owners can sign up and set up a property themselves. - Checking your fit costs renters nothing. Owner pricing hasn't been announced. ## Pages - [For renters](https://propfit.co/renters): how checking your fit works, what's live (discovery without an account, why I match / why I don't, alternatives, priorities, full cost up front) and what's coming (PropFit Passport, tours, applications, privacy center). - [For owners and property managers](https://propfit.co/owners): setup in five steps, criteria builder and criteria check, verification, qualification links and QR codes, matches and prospects, lead recovery across an owner's homes; tours, screening and reports are coming. - [Platform and integrations](https://propfit.co/platform): CSV import and qualification links today; REST API, MCP server, webhooks and property-management imports planned.
