What does an apartment really cost each month?

Rent plus every mandatory monthly fee. A $1,950 apartment with $125 in fees costs $2,075 a month, or $24,900 a year. If the home counts fees toward its income rule, the income you need at 3× goes from $5,850 to $6,225 a month.

Why the advertised rent isn't the price

Many listings lead with the rent and add mandatory monthly fees further down. Those fees are paid every month, just like rent, so the number to budget for is the total.

Fees and the income rule

Homes that use an income multiple apply it either to the rent alone or to rent plus mandatory monthly fees. The second is stricter: at 3×, every $100 in fees adds $300 a month to the income needed. The income requirement calculator shows both.

What fees are added to rent?

Common ones are amenity, parking, pet rent, trash or valet trash, and utilities the rent doesn't include. A listing should say which are mandatory.
